The banks still come in mostly at full debt. However, once in a while I've seen some shorts. I think they haven't realized the market has changed.
I recently attended an auction where I was the high bidder on 22 properties. I only ended up closing on 2 of these properties since they didn't accept the others. Who only knows how much they will eventually sell for.
